ADJOURNMENT

Subdivision Website

The H. O. A. needs someone to step up and take over the maintenance of the website. The current site has been created using straight out of the box Microsoft Front-Page. It is totally unsophisticated, as you can tell from looking at it. I have done the website for the past 4 years. It costs the Association $94.50 per year for hosting services. I have never charged for my services, however, the board may elect to change that in the future, depending upon who “volunteers”.

Someone who actually knows what they are doing and has real skills could do a much better job. In its’ current state, there are a lot of pages that no one looks at – just look at the hit counter in the center of the page at the bottom. There is nothing in the by-laws that says we have to have a website, so the board may delete this as a cost saving step, but that is entirely up to the board.

In my humble opinion, if there is a website, it should at the very least have the restrictive covenants and by-laws somewhere in its content. Regardless, the cost for hosting is the same for one page or a hundred. It could be great for communicating with the neighborhood, but that would require people to at least occasionally visit the site. Utilization has been at the very least disappointing.

Cost Cutting Ideas

Look at the expense categories for the past year. Three stand out: Landscape Maintenance, Street Sign Maintenance, and Utilities. Turn the lights off on the entrance signs. Discontinue use of the watering system except  during periods of serious drought. The board could create a “Common Areas Maintenance Team” whose responsibility would be to weed the islands and entranceways two or three times per growing season. We have already cut out the contests and street festivals, decreasing expenses by $1,800 per year (Prize money for each of two contest $1,400; and $400 for the Fall Festival). The comments members wrote on the survey I conducted following last year’s annual meeting revealed little or no support for these activities. Many responders stated specifically that they really weren’t interested in the H.O.A. spending money on unnecessary activities. They already have more than enough demands on their family’s time without adding neighborhood stuff.

Presidential Resignation

My wife and I have lived in Cross Ridge since June of 1990, that is longer than any one else. I served as the first president of the Home Owners Association. At the time the Association was created there were approximately 45 homes in the subdivision; now there are 185. I was successful in securing the very first S.N.A.P. grant in the amount of $5,000, for the subdivision. The proceeds were utilized to create an initial pool of funds for the cost of utilities at the entrances. I have created the current website: www.crossridgesubdivision.com and have maintained it ever since. I coordinated both of the Fall Festivals. I have taken photos of all the streets to show the city public works department that we need all of our streets resurfaced. I have taken hundreds of photos for the Holiday Home Decorating Contest. I have attended many dozen meetings and seminars, put on by Bowling Green’s Neighborhood Department, on the subdivision’s behalf. My dear friends and neighbors, I am done. Following the conclusion of this meeting tonight, I am resigning my position of service in the Association. We’ll likely live here until we pass on to be with the Lord. There are many qualified and deserving people who will be willing to serve the Association on the Board. Good luck to whom ever steps forward; you certainly have my blessing and encouragement. The current members on the Board will be an invaluable resource for the newly elected members. I will post the new Treasurer’s name and address on the website so you can send your dues payment – the invoice was enclosed with this newsletter – to save postage money.

We all owe Bob Ramsey an mountain of thanks for all of the hard work he poured into the Association’s activities for many long, lonely years. Bob’s untiring devotion to our subdivision continues to reap benefits for all of us even now.

Community service is what makes everything in a neighborhood a safe and secure place to raise a family. I know I have been rewarded many times over for my contributions to Cross Ridge. I know the newly elected board members will do an outstanding job.

Sincerely and respectfully submitted,

Good Neighbors “pick up” after their pets!
We love our dog but know how unpleasant it is to step in what they often leave in someone else’s yard.
That’s why we carry a plastic bag with us when we walk our pet.
Grocery store bags can serve this purpose quite well – give it a try!
